Lake Access

Runyan Lake is a private all‑sports lake. Not all properties within the Runyan Lake Inc. territory have the same rights or privileges related to lake use. Michigan Riparian Law defines these rights, and Runyan Lake Inc. ensures they are applied consistently. The following information explains the different membership classes and the access associated with each.

Runyan Lake Inc. Membership Classes

Class Type Description

A

Regular Member Members who own riparian (waterfront) property on Runyan Lake. Regular Members, in good standing, are entitled to use of the Runyan Lake Inc. boat ramp and have docking privileges. Boats must be titled to the riparian property owner(s). Class A Members are also entitled to use of the island.

B

Shared Ownership Member Members who own off‑water property in the Runyan Lake Inc. Territory and have access to Runyan Lake through deeded undivided shared ownership of riparian property on Runyan Lake. Shared Ownership Members, in good standing, are entitled to use of the Runyan Lake Inc. boat ramp and have docking privileges. Boats must be titled to the property owner(s) having deeded access rights. Class B Members are also entitled to use of the island.

C

Ingress/Egress/Regress Member Members who own off‑water property in the Territory and have access rights to Runyan Lake through or over riparian property in which they have no deeded ownership interest, such as outlots or easements dedicated as part of a plat. Per Michigan Riparian Law, Ingress/Egress/Regress Members have no boat ramp or docking privileges, and are not permitted to install a dock or moor a boat on Runyan Lake. Class C Members are entitled to use of the island.

D

No Access Member Members that own property, parcels, lots, and/or condominium units within the Runyan Lake Inc. Territory that are non‑riparian and result from the split, division or subdivision of land, or from establishment of a condominium project which creates non‑waterfront lots having no riparian rights. Per Michigan Riparian Law, Members in this class have no access to Runyan Lake, have no boat ramp or docking privileges, and are not permitted to install a dock or place a boat on Runyan Lake. Class D Members are NOT entitled to use of the island.
